Location: Good walking distance on a busy shopping street, preferably Ehrenfeld. However, we are not tied to a specific district. We would like to have offices, businesses in the immediate vicinity for lunch service. Good purchasing power. Good accessibility and nearby parking are preferred.

Property: Ground floor with shop front, if possible a terrace or courtyard for outdoor space. Kitchen +/- 30 sqm, retail space +/- 80-100 sqm including dining room, storage space +/- 20 sqm, 1 office.

When: Flexible from January 1, 2022; approval/change of use for catering (lunch service only) is required.

Search for single-family homes and multi-family homes in need of renovation and refurbishment

We are looking for single-family homes and multi-family homes (up to 8 units) in need of renovation and refurbishment for a large development project. The investment style is Core and Core +, and the usage type or search profile is specified as: single-family homes in need of renovation and refurbishment, multi-family homes in need of renovation and refurbishment (up to 8 units).
Location: within a 30km radius of Cologne, for example, in Hürth, Brühl, Frechen, Kerpen, Bonn, Cologne, Wesseling, Bergheim, Bedburg, or Pulheim.
Ownership type: residential and commercial buildings. The investment volume is max. €3 million.
Other criteria: existing buildings, listed buildings, demolition properties, no leasehold.

Single-family home (estates)

We are looking for single-family homes (estates) for placement in a large project development. The investment style is Core, the usage type is specified as: single-family residential developments, terraced houses and semi-detached houses, in individual cases also detached single-family homes, additional admixture of other uses, e.g., neighborhoods.
Macrolocation: This search query applies throughout Germany! Dynamic macro-locations with positive population growth, good centrality and purchasing power indicators, and a location with excess demand for residential properties.
Micro-locations: Good to very good residential areas with infrastructure connections, established commercial and employment locations, proximity to the city center, and/or prosperous suburban areas. Sustainably leasable locations.
Ownership type/deal structure: Asset deal, share deal, also possible in individual cases. Leasehold land with favorable reversion clause.
The investment volume is: Minimum volume = €5,000,000, maximum volume = €100,000,000, minimum portfolio = €25,000,000.
Project developments (forward deals): Plots with and without building permits, existing properties in good condition, and low capex expenditure. Plot sizes from 4,000 m² to 250,000 m². Plot sizes in the Top 7 from 3,000 m² to 250,000 m².

Multi-story residential construction - Plots/Projects: Residential complexes, social housing

We are looking for residential complexes, social housing, to be placed on a large project development.
Location/Situation: North Rhine-Westphalia and Rhineland-Palatinate, Top 7.
Plot size: From approx. 500 m² plot, from approx. 3,000 m² gross floor area as a potential utilization. Condition: Vacant and existing land, demolition properties. Developed and undeveloped properties. Investment amount: Open to all offers.

Care/Healthcare Properties

We are looking for care/healthcare properties to be placed on a large project development.
Description: Core-style = serviced living - assisted living, healthcare property for outpatient care, shared apartments for outpatient care.
Location/Situation: Nationwide! Dynamic locations with positive population growth and locations with a high demand for senior care.
Plot size: From approximately 1500m² plot, from approximately 3000m² to 7500m² of building land, depending on the possible use.
Properties: Vacant and existing land, demolition properties, and/or developed and undeveloped properties, properties with ongoing leases and rental agreements.
Investment amount: Minimum volume = €1,000,000 - Maximum volume: €25,000,000, in individual cases also > €25,000,000.

Plots from 1,500 square meters of plot area

For a large project developer, we are looking for plots with a minimum plot area of ??1,500 square meters in North Rhine-Westphalia, Rhineland-Palatinate, and Hesse. Currently, they are specifically looking for plots in Brühl. By definition, the desired features are: inner-city/close to the city, public transport and local amenities within walking distance.

The properties are licensed for residential construction, senior living facilities, and daycare centers and are located in residential and mixed-use areas.

For senior living project developments, building permits should be in place and, if applicable, accompanied by a certificate of need and/or operating agreement.

For existing properties, nursing homes and assisted living facilities, hospitals, hotels, and vacant office properties are particularly sought after.
